This isn't really my area of expertise but I am often asked about Kona accommodations. I found many, many, many web sites that book Hawaii accommodations and all kinds of "great deals" offered but at the same time, I couldn't help feeling like I was about to get ripped off by all the added commissions. I have some basic knowledge that might help you out in choosing a place to stay and I added links that lead directly to the hotels rather than to a booking agency.
Right now, the best deals are found on websites like VRBO (vacation rentals by owner) and AirBnb until the new regulations are made to make these deals more expensive or just impossible.
Kohala
Hotels:
The big resort hotels are located about 25 miles North of Kona town (Kailua-Kona), in Kohala and Waikaloa. This whole area is nothing but resorts and one resort shopping center so you can expect to pay resort prices for everything. The golf courses, views and hotels are awesome though. Traffic has become a problem in recent years with most of the delays traveling from Kona to the Kohala resorts in the morning and trying to get from the Kohala resorts to Kona in the afternoon. Here are just some of the more popular accommodations available in the Kohala area: Hilton, Four Seasons, Bay Club condos, Orchid, Hapuna Prince, Mauna Lani and Mauna Kea
Kona Hotels: There
hasn't been any new hotels built in Kona town for many years. The first three hotels listed are within walking distance of the main part of town, close to the harbor and the prices are very reasonable. I suggest you spend the few extra bucks for an ocean view room. The King Kamehameha has the best location, a beach and they also have the best luau. The Kona Seaside is across the street from the King Kamehameha and is not an ocean front hotel but has a good ocean view from the upper floors. The Royal Kona was once a Hilton. It's a bit run down but the location and views are great. They also have a luau.
South of Kona
town is Keauhou and it's hard to tell where Kona town ends and Keauhou begins because they're so close together and now developed all the way through. There are two newly referbished hotels to choose from. The Outrigger Keauhou beach resort and the Sheraton Keauhou Bay .
Kona Condos:
The area you want to be in is along Alii Drive. The condos that are seaside of Alii drive are all old and there are many. Just a few are: Casa De Emdeko, Royal Sea Cliff, Outrigger Kanaloa and the Sea Village. There are many new condos being built on the mountain side of Alii drive. Alii drive is well traveled so traffic noise in certain units is something to be considered. Also, this area can get real hot, especially in the summer months. Air conditioning is a good option.
Houses:
This is another area where booking agent web sites have made searching for a house rental difficult. Some even list their condo's under house rentals. Years ago I met a guy named Tommy who had a couple of house rentals. He had contacted me because he was in search of quality activities to recommend to his house rental guests. We had coffee and I was impressed with Tommy's concern that "his guests" have a great time while in Kona. He's now expanded to several house rentals and still (we keep in touch) has big aloha for his guests. His web site is HawaiiBeach.com
I don't know about any of the B&B's. If you're still having a hard time deciding or want more input on one of your potential choices, I've found the KonaWeb bulletin board to be a great source of REAL information for visitors to the Big Island.
